I am looking to buy a house in New Jersey. Realtor sent me link to a particular house. Later I found the same?
I am looking to buy a house in New Jersey. Realtor sent me link to a particular house. I did not pay attention to this house since it was one of many. Later I found the same in a different website. I liked the house. Now I want to proceed with it. Am I required to go through the realtor? If I dont go with the realtor, what problems can I expect? Thank you for your answers. I am aware that seller pays the agent's commission. I got the contact details of the owner from his own add in www.forsalebyowner.com. I thought, if I go to the owner directly I can split the agent's commission with the owner. Owner was happy to do that.

IF YOU did not sign a "representation" letter with that Realtor, you have no legal obligation to use them and you owe them nothing as of now.

not going to save you anything by NOT using the relator. The seller pays them and since it is probably listed with a broker (or yours would not have sent you the link), then going around them will not help you at all. You might as well use them and get their advice.
